Adequate overall but there are so many guest houses in Edinburgh that next time I will stay elsewhere. Also a little expensive for a B&B in October I thought at

Although the check-in time is 3pm if you let them know in advance your estimated time of arrival you can check-in early. We arrived at 12 noon and our room was ready for us. The off street parking was a real plus.

The mattresses were very soft and lumpy and the walls were so thin we were kept awake all night by the person in the adjacent room snoring. The decor and tv were a bit old and tatty. There is no reception so you have to hunt out the staff when you arrive and leave. One of the staff, a young New Zealand lady, was very friendly and welcoming but the other was a little strange and quiet and didn't seem to know what she was doing or who we were when it came to paying our bill. When we arrived no one ontroduced themselves so we weren't sure who was staff and who was in charge. When we came down for breakfast the dining room was full so there was no place for us to eat and no staff about to ask about it so we just left without breakfast but weren't offered a discount because of this.
