Hearty breakfast, good facilities in room - TV, tea/coffee, hairdryer. The proprietess very friendly and helpful.

Towels/ bath mat never changed, room never vaccummed. Drainage in shower very slow - nearly flooded out of the shower tray.

kleines, unansehliches Zimmer mit "Schlafgelegenheit" (kein Bett, sondern Gestell mit Matratzen) und einem schmutzigen Sessel als Sitzgelegenheit sowie ein veraltetes Bad. Zum Frühstück konnte kein Filterkaffe serviert werden, weil man über keine Kaffeemachine verfügte. Absolut schlechtes Preisleistungsverhältnis.

we were told on the arrival day that we would be moved to a sister hotel further away from the city centre ...it was only when i phoned to cancel that i was told some other guests would be moved instead ....the towels were not changed along with the beds not being made for the two nights stay ...the breakfast was of low quailty and we would not use this B&B again

Would have liked breakfast service to have started much earlier than 8:30 AM. Had to miss breakfast one day as I needed to be out of the lodge by 7:45 AM.

I had booked this hotel as it was situated near to the Edinburgh Playhouse, in which my mother and I had tickets to see a show in May. I had thought booking early (in January) would be a good idea so you can imagine my surprise when I turned up to check in, the Receptionist told us that we would have to be moved to another hotel as there had been an over booking. This said hotel was at least another forty minutes away from where we had originally intended to be and there was no offer of transportation from the Acorn Lodge. Not being from Edinburgh we had no idea what area we were heading. So after being given basic directions (in way of a bus route map) we were sent on our merry way. There had been no contact prior to our arrival to enlighten us of our intended predicament.I would not recommend this hotel to anyone!!! (97708877)

the location of the hotel was great the outside off the hotel looked inviting When you went inside things where different the whole place needs up dating. We only seen 1 member of staff in the whole time we was there she was very friendly and help full. When we went to our room which was on the front we was surprise to have a large clear window to the bathroom and no blind or curtains so we had to close the wooden shutters and the knobs fell off. There was stale water in the soap dish with soap in it as well the hair dryer didnt work.You could write in the dust. Breakfast was ok but was cooked in advance and warmed up when you went down in the morning (97270101)

I found the Hotelier very kind and welcoming, I requested a wake up call at 7:30 and though the hotelier said it was not a request that he got often he kindly got a member of his staff to give me a wake up call. Overall the hotel served it's purpose well, easy check in, welcoming host, clean tidy room with adequate facilities, good and varied breakfast on my departure. I would certainly book the acorn lodge again, due to it being conveniently located to princes St., a cosy friendly atmosphere (better than the chain hotels etc.) and just all in all an enjoyable stay. 15 minutes walk from Princes street, and there's also regular buses from Leith walk to Princes street. The new owner was a very kind and friendly gentleman. Everything worked as it should and clean towels were on the bed as I arrived, very nice stay and it didn't have that boxy standard feeling you get with like a holiday inn etc (a big chain hotel etc)

There was nothing that I really disliked about the accommodation it was clean and everything worked as it should. It had a TV and was handy. I found it a little warm on that night (Saturday) in question and had to open a window for some air, because it was a Saturday there were a few people walking down the road making some slight sound but nothing that you wouldn't hear in any other city and it only lasted a little while.

Excellent location, not far from Princess Street but far enough away for there to be plenty on-street parking opportunities nearby.

The mirror could have done with being closer to the hairdrier, although at least it was not fixed down and could be moved elsewhere if needed. One side of the bed had a noticable spring gone somewhere in the matress, but it didn't bother us too much.

Hotel was lovely, great location to Princes Street and Leith. 20 min walk into Omni Centre which is great for bars and places to eat. Princes Street further up for great shopping! Bus system so good, (99609036)

The staff were lovely, the lady who met us was polite, really friendly and helped with everything from where to go to cooking a fab breakfast even a veggie one!

The accommodation was very good value for money in a great location. The staff were lovely and very friendly and breakfast was devine!

The only thing we found a problem with was the heating - our room was particularly cold and the extra blankets didn't provide much extra heat. The rest of the hotel was lovely and cozy though
