Happy until I realised that i had left something in my room, and in order to confirm this had been found actually took, 3 phone calls to the hotel, I had to wait for approximtely 1hr 30 mins for a call back, which I didnt get back, so I had to re-call the hotel. Then to be told that the housekeeping staff had already gone home, and could not get an answer until the following day. I eventually got confirmationn that the item had beern found to be then told it could be at least another 2 days before the item would be returned to me. Not very happy person. (107609988)

Pleasantly surprised at the standard of the hotel and value for money. Staff very attentive and helpful. Food good, although only had one meal in the evening, but plenty of choice for breakfast. Since surroundings. Don't think the website shows the hotel to it's best (97423392)

positive comments Good room size. Comfortable bed. Room well presented and re-dressed well daily during the stay
negative comments Could not open a window, although on the ground floor, but like having fresh air in the room at night when sleeping. Disappointed that the leisure facilities not available

Surely 'adult movies' are a little outdated? Pay per view sport may be a better option. Air conditioning would enable guests to close windows and avoid noise from party guests that leave at mid-night and later. Train staff to smile especialy when refusing a request from guests. There is a right way and a wrong way to cope with a request which cannot be fulfilled. No options for dinner were offered. If the restaurant was not serving meals or the restaurant was full then a list of local places to dine could be provided. No information on meals was provided in the room other than the time of breakfast. A flat mattress not dipping in the middle would be better. (97981126)

positive comments clean, functional
negative comments shower antiquated, extractor fan not working, the under floor heating made the room too hot and beyond our control.

Initial room allocated was too close to the airconditioning fans necessitating a room move because of the noise. The second bedroom allocated on the second floor was very hot with no way of cooling or airing it even with the windows wide open. Two pillows should be available for each guest but only one issued. The mattress was too bouncy which meant that when either one of us moved, the other was very much aware of it. In the end my wife slept on the floor. We ate in the restuarant. Food was adequate, but my steak was over cooked although I made it very plain that I wanted it rare. However this was replaced upon my complaint. I believe that the waiter that took our order was new, so perhaps did not understand. It seems that staff are trained on the job. Otherwise, the staff were pleasant and helpful. (99940349)

positive comments Garden View. Quiet. Good access from main roads.
negative comments Single pillow - must have two available. Very bouncy mattress, making it difficult not to disturb partner when moving. Room stiflingly hot with no way of cooling even with windows wide open.

Would stay there again if necessary. We were on the ground floor, but our friends on the floor above (only 2 storeys) were very hot and couldn't get comfortable. Our room was fine. Breakfast was cooked to order which was nicer than the usual hot food containers one finds. We enjoyed dinner which was enlivened by mistakes over our order and the unavailability of some items on the menu which were our first choices, but the young head waiter was delightfully apologetic and charming about it and needed no prompting to give us a generous reduction on our bill which immediately mollified us all. positive comments Comfortable and convenient
negative comments Staff were inexperienced though friendly - several hiccups in service of dinner, but we were immediately given a generous reduction on the bill to compensate for the shortcomings and were happy with that.

If you want something clean and basic then this is fine. Room sizes are not too bad, but the accommodation is in need of updating. Staff were friendly and helpful though and the breakfast included in the price made it even better value. (99983419)

positive comments It was very cheap
negative comments The rooms were in need of updating, although clean.

Disappointed by the above mess whilst decorating in progress- dust etc, room facilities good but also getting in need of a facelift. (2897916)

positive comments Rooms very good for price
negative comments No signs or apology for decorating work and mess either in sign form or from the staff.

The location of the hotel was stated as London Road but it was actually the Old London road in Ipswich that it was on. Overall this is a nice hotel, but is in serious need of redecoration and new furniture. (2763747)

positive comments The bathroom was nice and clean. Had a really nice view of the back garden.
negative comments The heating in the room did not work at night, then came on in the morning making the room fell very hot. The standard of decoration in the room was very poor. The chairs in the room were dirty and had a musty smell, the carpet was dirty as well. the bed was not firm and was a bit uncomfortable to sleep on.

The room was very tired, as indeed was the building a typical old ex Trust House Forte hotel. Being a Saturday night a wedding plus reception was on. The hotel was overall very hot, common passage over heated in July! The bathroom was tired and in need of repair, cracks to ceilings, walls etc. The sash windows hadn't been cleaned and were black with mold caused by condensation and poor ventilation. One window didn't open, and the view was of the backyard. Overall, a very disappointing stay. The Hotel was AA 3 stars, but this is really because it had a Gym and pool etc. The room standards were poor. It would be good to see reviews, and not the number of bedrooms, but the standards of rooms. I spend half my life in PremierTravel Inn's, and the standards are predictably high. Generally, the facilities don't make it a better hotel. Get that across in your site, and you're a winner! (2560035)

positive comments Very little.
negative comments General decor, the establishment was very tired. Cleaniness, temperature and overall standards.

positive comments Quiet place. No noise.
negative comments The hotel seems to be from the 60', perehaps 70'. There has been no refurbishment from that time. Neither fornitures nor carpets are inviting. Approaching the restaurant is not better.

Have stayed at this hotel twice so far, would opt to stay again if back in the area , it does in my opinion offer value for money, with certain standards of comfort, the staff in general are polite, efficient, friendly and welcoming. The hotel is clean, the grounds and car parking area tidy and well illuminated . (2358978)

positive comments Clean spacious room, and a good supply of hot water at all times. Also having a small table and 2 chairs in room makes it more relaxing.
negative comments In general the hotel and its services were more than acceptable for its grading.
