Edinburgh is an expensive place to stay and although this place appeared reasonably priced considering its central location I don't think that it was value for money. The overall feeling was rather unsatisfactory; although the chap we dealt with at the guest house was very friendly. (107297480)

positive comments Location and friendliness of staff. The breakfast was fine and the beds comfortable.
negative comments The rooms were not particularly well decorated and the basement room that my father occupied had a smell of damp. There was a problem with one of the electrical sockets as its casing was detatched from the wall. Also the shower screen fell down.

we thought it very poor value for money - the only thing going for it was the location. (99703945)

positive comments not much, to be honest. The breakfast was good, and the guy who looked after the hotel in the mornings was cheerful and helpful.
negative comments Noisy. No proper curtains to keep the light out. No toiletries provided except small soap. Television permanently on in breakfast room. Sheets too small, and polythene between sheet and mattress - desperately uncomfortable. Very noisy bathroom fan.

positive comments clean bathroom and room, duty manager very nice

On the whole we enjoyed our stay but I was greatful it was only for the one night. My family were not duly concerned about the poor level of cleanliness but I was. (3304081571)

positive comments it's convenience, spacious room, good food
negative comments poor level of cleanliness, the room fittings were tired but clean, my main problem was the amount of dust from the plant and towel rail in the bathroom to the skirting boards in the bed room, plus the fact that a used shower gel packet was left in the shower

overall a good location for stay in city but cost of room was not reflected in the standard of house keeping, with poor electrical wiring and a broken plug socket in room. (3304149241)

positive comments it was relitivly close to centre of city with a good breakfast and service
negative comments poor standard of cleanlyness for the cost of room noisy location with single glassed windows

We had a very pleasant stay at Relax Guest House. The proprietor and staff were helpful and the accomodation was very comfortable, a lovely double room at the rear of the property on the top floor. We would definitely consider visiting again. (3304096255)

positive comments Location and ease of access to City centre.
negative comments There were a number of very minor faults with the room:- top hinge coming off door, one saucer, two light bulbs not working, no spare toilet roll, no remote control to tv.

I was very happy with all aspects of my stay, the staff were friendly & helpful, the rooms were adequate and clean. A good location for the city centre. I would definatley return to this B&B. (Even though there is a stairlift, I don't think it would be suitable for disabled customers). (3304091464)

positive comments FRIENDLY, CLEAN, GOOD LOCATION.

Initial imipression on entering the hotel is poor with view straight into kitchen. Artificial flowers in hall are not attractive. The good display of leaflets in the lobby was let down by a very unattractive cabinet. Some sort of reception area would have been nice. Seats in dining room are heavy and very uncomfortable. Accessories in dining room are cluttered and silver ware was not polished. Although the ceramic ware in the bathrooms was clean the skirting, shelving and plastic flowers were very dusty and had obviously not been cleaned for quite a while. My elderly Mother had problems with the pop-up waste which would not pop-up. She also could not turn the shower control. The stair lift was useful for her but when it stayed at the top of the stairs, it made the top few stairs very difficult to negotiate on the inside of the corner of the stairway. A second handrail on the right hand side would have been useful- it appeared to have been taken away. Having the TV on at breakfast was unnecessary in my view. Packs of Flora as well as butter would have been nice and artifical sweetners on the table. Choice of cereals and juices was good. Secondary double glazing on front bedroom windows might cut down the noise of the cobbles which woke one up at 5.0 am onwards. (3304775143)

positive comments Good facilities in bathroom - heated towel rail, mat, soaps, hot shower etc
negative comments Sheets and plastic cover on bed did not fit and came adrift. Bed hard. Bedside lights too low to read by.

It is a quiet area but you can walk to the city centre, so it is perfect for travellers, however if you are with old people or young children, it would be bit far to walk. Even if you use taxi, it won't expensive though. There are many restuarants and cafe around this area as well. There is one of the best fish and chips in Scotland near the hotel! (3304626894)

positive comments Staff were very friendly, helpful and kind.
negative comments An electric kettle was not working and kind of dirty.

We enjoyed our stay at the Relax guest house. The location was just right on a quiet street close to several bus stops. The man who cooked and served us breakfast was very friendly and helpful. He gave us several good tips on getting around Edinburgh. (3304693732)

positive comments Good location.
negative comments bathroom could have been cleaner, also it was cold during our stay and we couldn't turn the heat on during the day.

Excellent location for sightseeing in central Edinburgh, Botanic Gardens and Ocean Terminal also nice and quiet. Well-decorated comfortable rooms. Breakfast service very slow and general cleanliness of room/hallway poor to adequate. (3304443798)

positive comments Nice size room, well furnished and all facilities necessary in room. Excellent location.
negative comments Very disappointed with the cleanliness, whilst towels were changed daily, the carpet was not vacuumed or the shower, loo and washbasin cleaned during the our 5 day stay and neither was brilliant to start with.

I stayed in one of the family rooms with my two teenage daughters and we found the Relax Guest House to be friendly and well placed for getting into the city centre. It is situated in a fairly quiet area, so we weren't disturbed by noise at night. (3304056311)

positive comments The owner was extremely helpful with advice regarding local transport and sightseeing.
negative comments It is quite a steep uphill climb into the city centre, but local transport is very reasonable and frequent.

Looked very clean, room was well presented. Not a huge selection of beakfast food, but what was served was tasty. Helpful staff, in deciding what to see first and what could be avoided. Only down side for the hotel is the actual location. It's at the bottom of a steep hill. So to walk to the attractions, it can be a long trek up hill for about a half a mile. Better to take a taxi from the rank very close, and pay the (3304501134)

positive comments Clean, Decor, Location to attractions, pleasent and helpful staff.
negative comments No bath, just a shower room. So not a big failing, but after a long day on your feet a bath would have been nice.

Although the house is lovely and the rooms pretty the ensuite was small containing only a shower (no Bath). The satellite tv is only available in the lounge (no choice of channels in the room). The bed was very uncomfortable as the sheets were too small and there was a plastic undersheet which was not completely covered making the bed hot and sticky. It was a convenient location 20 mins uphill walk to Princes St Gdns. There is no parking and you can only leave your car in the pay and display for 4 hours during the day although it is free after 5.30pm (3304245722)

positive comments good breakfasts and excellent location
negative comments plastic sheets and top sheets that were too small for the very uncomfortable bed. Also rooms available at
