It is difficult to park nearby and even using the lift there were stairs to negotiate and numerous fire doors. Noise from neighbours moving about in rooms above and around. We would not recommend this hotel for older people or for longer stays.

we visit s/end every year and would only go to this hotel,the location is just right,close to the pavillion theatre,seafront 2 minutes walk(well down hill perhaps 7 minutes on the way back)but far enough away from the town centre noise,good tradional food with a hearty breakfast,as we are regulars we knowwhat to expect

just walked across the road for a brilliant observation spot,liked the idea of the open air bar &bar b q=shame about the weather

great view but the chairs are so low you cannot enjoy the scenery sitting down,off street parking

Bathroom could of been much cleaner. Had to ask for a cot three times before it finally arrived.

I thought that the staf were rude and that the cost of the hotel was extreme considering the service. The best thing about the hotel was the breakfast. I hae stayed in a lot of hotels ove the past four and a half years and none of them have been this bad.

We were attending a Diamond anniversary at the Cliffs Pavillion and the location of the hotel was good.

When trying to check-in the receptionist continuosly answered the phone and talked to other members of staff, which we found incredibly rude. Also when booking online it had the choice of a smoking or non-smoking room. I called the hotel on the Wenesday before we were due to stay and the receptionist confirmed that we had a smoking room. On arrival we found no ashtray in our room, I phoned reception who advised that they would send an ashtray to our room straight away. I then received a phone call back from reception 2 minutes later saying that the hotel was no smoking. I thought that this was a lie as the bar was smoking and I had been told at least twice before then that we could have a smoking room. The next day the same receptionist as the day before advised that we could have sneaked an ashtray into our room as no one would ever have known. I thought that this was a disgusting service by the hotel and the staff should know whether the hotel they work in is smokng or not!!!!

The restaurant was a disappointment, the menu in the room in no way resembled the poor menu in the restaurant for dinner. In fact there is no point to having a menu in the room. Very poor selection. Chicken was dry. Not value for money. The reception staff were exceptionally helpful and pleasant.
