Many other hotels are 3*, cost the same and in much better condition. It baffles me that this hotel is still advertised as AA 3*. It was by far the worst of the 3 hotels in which we stayed during our break in the south-east.

the food was excellent; the hotel was very quiet.

An old building, greatly in need of updating. Everything was dated and in need of replacement. On our last morning at breakfast water began to drip from the ceiling. Guests had to be moved to other tables and we were told that this happens regularly when guests are showering and do not put the curtain inside the bath! The one lift was regularly slow and people used the stairs in frustration.

Late arrival, took a bit of time or organise room number (night manager not there for a bit).
Room was at top of stairs, incredibly noisy when stair door banged shut every time it was used during the night.

We were made to feel welcome throughout our stay. The only gripe was the size of our room which was quite small. However, we did get a very good deal and overall we enjoyed our stay.

Very courteous reception and waiting staff. Large, clean, well appointed room overlooking seafront. Hot water readily available for showering, piping hot cooked breakfast in morning.

This is beyond the Hotel's control - it's the fault of Eastbourne Borough Council - the 'on-street' parking charges are extremely excessive.

Room 131. Cold in room had to ask for additional blanket, poor dated decor 1970's. Cooked breakfast was small portions. Room not as shown on web site, we were so displeased with the room that we checked out after 1 night, no sound insulation in room could hear people moving about in next room and bathroom. Outside the window was a large flood light and the curtains were insufficient to block out the light. When the light went out about 11pm. There was a belisha beacon on the zebra crossing which caused a flashing light in the room. There was no parking with the hotel yet on the booking it said there was parking we were offered a space at £10 a night. The parking they referred to was on the public road !!! All this for £100 a night, we could not stop there.

Nice situation. Thank goodness no christmas decorations, unlike some neighbouring hotels! Would not want room near lift - noisy. Food disappointing - were prepared to pay for conservatory restaurant menu

Fortunately we prebooked parking space in advance - only 2 spaces. Close parking on main road would have been difficult and unpredictable for guests with mobility problems. We assumed from website that the Conservatory restaurant was available, which had a better menu. We only found out that it was not available by accident, when booking for dinner. No apology or explanation. Tinned potatoes for dinner not what we expected. If we had known that it was a regular for coach parties, would have booked elsewhere. Rather small breakfast. Shower head did not work properly.

Staff were very friendly and attentive; nothing was too much trouble, and I was even given a print out map for my onward journey. Room service was quick and the food was really good, and a great value price. I would have paid more and still thought I had had great value. Much better than other room service experiences that I have had!

The decor could have been updated, I needed to open my window to keep cool and the seagulls were a tad noisy. Good size bathroom though, and all clean and tidy.

Advertised with parking.my wife was told to park on street but when I asked for parking we got secure parking. Parking was 5 minutes away. Kept having to take key to parking before going anywhere.

Excellent location ; for a foreigner, the hotel has an atmosphere of earlier times to it, which makes it attractive

The elevator could be refreshed: it looked worn ; the wall opposite to my room had marks from a device that was removed, and the paint wasn't restored.

Very large, airy, double room with fantastic view of the sea.
Food cooked well, especially dinner, including top quality meats.
Friendly, helpful staff, especially in the bar.

Tiny bathroom with a shower so small that my husband could not use it. No mini bar or fridge. No safe in room.
Single room (229) was tiny.
Adequate, traditional, english breakfast but poor quality sausages and no fish option (smoked haddock or kippers). Croissants were brick hard and inedible (although the restaurant manager offered to replace).
Very limited evening,a la carte menu with few vegetables included.

night porter was rude and abrasive, there was no ice available due to the ice machine breaking down. when we asked for some ice, due to our room being very hot and the window sash's all being broken so the windows would not stay open, he said he only had 5 bits left and we could not have them, they were only for people drinking in the bar! he did not apologise and was quite rude. We complained about this to the receptionist on check out but she just said she would tell maintenance about the windows and apologised. She refused to give us any discount as she said our room rate had already been discounted at booking. We did not think this was really the point as it was the hotel's fault the window sashs were broken on all three windows and obviously had been for some time.
